Nature and Scope of Financial Advice
Jagdip provides financial advice on residential mortgage lending products including: home loans for owner-occupiers, investment property loans, refinancing and restructuring existing mortgages, construction loans, and other residential lending products.
Jagdip works with a panel of lenders including major NZ banks and non-bank lenders. She will identify the most suitable products from her lender panel based on your individual circumstances and objectives.
Jagdip does not provide advice on KiwiSaver funds, investments, insurance products, or business lending. If you require advice in these areas, she will refer you to an appropriately qualified adviser.
Fees and Remuneration
Jagdip's financial advice services are provided at no direct cost to you. Jagdip is remunerated through commissions paid by lenders on the settlement of loans she arranges.
Commission structure
- Upfront commission: Paid by the lender when a loan settles, typically 0.55%–0.85% of the loan amount.
- Trail commission: An ongoing annual commission paid by the lender while the loan remains on their books, typically 0.1%–0.2% per annum.
- Clawback: If a loan is repaid or refinanced within a specified period (typically 24–27 months), Jagdip may be required to repay some or all of the upfront commission to the lender.
Jagdip will disclose the specific commission amounts for any recommended products before you proceed with an application. Commission does not increase the cost of your loan — lenders pay commission out of their own margin.
Conflicts of Interest
Because Jagdip is paid by lenders on settlement, there is a potential conflict of interest between recommending the most suitable loan for you and recommending the loan that provides the highest commission to Jagdip.
Jagdip manages this conflict by:
- Always prioritising your needs and circumstances when making recommendations
- Comparing products from multiple lenders on her panel before making recommendations
- Disclosing the commission structure for any product she recommends
- Following All Seasons Mortgage Limited's conflicts of interest management policy
Duties of a Financial Adviser
Jagdip, as a Financial Adviser, is subject to duties under the Financial Markets Conduct Act 2013. These duties include:
- Meeting the standards of competence, knowledge and skill set out in the Code of Professional Conduct for Financial Advice Services
- Giving priority to your interests
- Exercising care, diligence and skill in providing financial advice
- Meeting the standards of ethical behaviour and conduct set out in the Code
