Does using a mortgage adviser cost me anything?

No — Jagdip's advice is completely free to you. She is paid a commission by the lender once your loan settles. This doesn't affect the rate or terms you receive. This arrangement is fully disclosed in Jagdip's disclosure statement, as required by the Financial Markets Conduct Act.

How much deposit do I need to buy my first home in NZ?

Most NZ banks require a 20% deposit for standard loans. However, the Kāinga Ora First Home Loan allows eligible buyers to purchase with as little as 5% deposit. Your KiwiSaver balance can count toward your deposit — Jagdip will calculate exactly what you can access and which lenders accept low-deposit applications. Following the December 2025 LVR changes, up to 25% of new owner-occupier lending can be at below 20% deposit.

Can I use my KiwiSaver to buy my first home?

Yes — if you have been contributing to KiwiSaver for at least 3 years and it's your first home (or you qualify as a second-chance buyer), you can withdraw most of your KiwiSaver balance to use as a deposit, keeping a minimum of $1,000. Note the First Home Grant was discontinued in May 2024, but the KiwiSaver withdrawal still applies. Jagdip will check your exact eligibility in your first chat.

What is a debt-to-income (DTI) limit and does it affect me?

The Reserve Bank of NZ introduced DTI limits in July 2024. Owner-occupiers can generally borrow up to 6 times their gross annual income. Investors are capped at 7 times. Important exemptions exist for new builds, refinancing at the same value, bridging loans, and Kāinga Ora lending. Jagdip calculates your DTI position before approaching any lender, so there are no surprises.

Should I fix or float my mortgage right now?

With the OCR at 2.25% and banks competing aggressively on short-term fixed rates in 2026, most New Zealanders are fixing for 1 or 2 years to take advantage of falling rates while retaining flexibility. Floating rates still carry a premium. The right answer depends on your timeline, risk appetite, and cash flow — which Jagdip will walk through with you specifically.

How long does mortgage approval take in NZ?

Pre-approval typically takes 3–7 working days once your full application is submitted. Formal approval after an accepted offer usually takes 3–5 working days. Time-critical purchases can sometimes be turned around in 24–48 hours.

Can Jagdip help if I've been declined by a bank?

Absolutely. Bank declines are more common than people realise — and a 'no' from one bank doesn't mean no from every lender. Jagdip has access to non-bank lenders who are often more flexible around self-employed income, credit history, or complex situations. She'll give you an honest assessment and a plan to move forward.
